Ask for the last 24 months of actual booking revenue, not a projection. Two years shows you the January stretch, not just leaf season. If the seller can only produce an estimate, we treat the income as unproven and price the offer that way.

Ridge and road access
A steep private road decides your guest reviews, your insurance quote, and your winter cancellations. I drive the road before you write. Grade, switchbacks, gravel versus paved, who maintains it, and what that maintenance costs per year.

Water, septic, and utilities
Much of the ridge is on well and septic. Septic capacity caps your legal sleeping count, which caps your nightly rate. A four-bedroom on a two-bedroom septic field is a very different asset than the listing implies.

Zoning and overlay rules
Overnight rental rules differ between Pigeon Forge city limits, Gatlinburg, and unincorporated Sevier County. We confirm the property can legally be rented nightly before you spend money on inspections.

Deferred maintenance
Log and cedar exteriors need staining on a cycle. Decks, hot tubs, roofs, and HVAC are the four line items that turn a cash-flowing purchase into a break-even one. We price the next five years, not just today's condition.

5+ bedroom / group cabins
Highest gross, highest volatility. Group properties live and die on peak weekends, amenities, and reviews. The cost stack is heavier across the board.
